You need to reach the buyers who have a reason to choose it. That starts with a question most listings leave unanswered: whose life would work better here?

You see the kitchen you clean every night. Someone else sees enough room to have everyone over. You see a spare bedroom. They see the end of taking work calls at the dining table.

A wide photograph can show the room. A considered composition can help a buyer picture using it. The space, the light and the way the rooms connect all have a part to play.

The workday no longer has to take over the dining table.

An unexplained spare room asks the buyer to do the imagining. Showing a useful workspace gives that room a purpose, provided the property can genuinely support that use.

A usable outdoor space.

There is somewhere to sit that is not in front of a screen.

The size belongs in the details. The reason to spend time there belongs in the presentation. Both should be true to the home.

Before the advertisement

Understand
the person.

A manufacturer can spend a fortune perfecting a product nobody particularly wants. A seller can make the same mistake on a smaller scale.

Before spending money on how your home looks, ask who it needs to matter to. What are they tired of in their current home? What would make yours worth moving for?

Get that wrong and a polished listing can still miss the people it was meant to persuade. The unsettling part is that a sold sign will never tell you who you missed.

Of course you want to hear that your home is worth more. So would I. But an estimate does not become money in your account because somebody says it confidently.

Ask how they arrived at it. What would a buyer compare your home with? Why does yours deserve its place? What could stand in the way?

You have seen the posts. The sold sign, the celebration, the amount above asking. The asking price was chosen before the buyer made an offer. It is a starting position, not an independent measure of what the home was worth.

The headline tells you the result against that chosen figure. Whether a better result was possible takes a closer look.

Before you spend a dollar

the buyer see?

A renovation bill is not a receipt for a higher sale price. Before committing to the work, imagine walking in without your memories. What feels inviting? What looks like work? What is difficult to understand from the photographs?

Some things need fixing. Some need showing properly. Some are perfectly good as they are. We should know which is which before you start spending.
