Use the HCRA Ontario Builder Directory to check the builder or vendor. Ask for the actual agreement, plans, included finishes and current project information. Marketing materials and model-home upgrades are not automatically part of your purchase.

Have a lawyer read the full commitment.
Ask about deposits, adjustments, taxes, permitted changes, completion provisions and the consequences of delay or cancellation. Review any assignment provisions before relying on the possibility of selling the agreement.
Ask your mortgage professional how financing will be confirmed at completion, including a scenario where rates, values or your circumstances change.
Understand the warranty and deadlines.
Tarion recommends legal review before signing. For new freehold purchases from April 1, 2026, its guidance calls for notice of the purchase within 45 days. Read the current rules for the exact property and agreement; registration, coverage and claims have distinct requirements.
Keep your agreement, warranty documents, critical dates and inspection records organized. Your lawyer and Tarion can explain the applicable protections and what action is required.
