How much cash do I need before closing?

Start with the money you still need to provide, not just the purchase price. Put your deposit, mortgage funds and remaining cash on one page so you can see what is paid and what is still due.

Do not skip this

Your deposit counts toward the purchase. Do not add it a second time when you work out your remaining cash.

What has already been paid?

Record your deposit and keep its receipt. List inspections or other services you have already paid for separately. They belong in the overall budget, but they should not be counted again as money still due.

What needs to reach the lawyer?

Ask your lawyer for the remaining funds required and the deadline. Reconcile that figure with your mortgage advance, deposit credit, closing costs and adjustments. Use the actual statement rather than a rounded percentage.

Confirm payment instructions through a trusted phone number. Do not rely on a last-minute email announcing changed bank details.

What cash should stay outside closing?

Keep your moving, setup and repair budget separate. If you are selling and buying, check when the sale proceeds become available against the date your purchase funds are due. Discuss any gap with your lender before committing.
