How much equity do I really have?
Equity is the difference between value and debt before selling costs, tax questions or other obligations. It changes as you pay the mortgage, borrow more, renovate, wait or sell into a different market.
A bigger estimate on paper does not mean the same amount is available for a renovation, the next purchase or retirement planning.
Should I borrow against my home equity?
A HELOC, refinance or other borrowing can create flexibility. It can also add risk. Rates, qualification, registration, payment shock and total debt all matter.

Should I sell, borrow, renovate, or stay put?
If you are selling, look at costs and mortgage payout before staring at the sale price. If you are buying next, keep deposit, closing cash and monthly cost separate. If you are staying, compare repair costs with the cost of moving.
The point is not to force a transaction. The point is to see which choice leaves you with a life you can actually carry.
