01The move behind the sale
Start with the date you would like to move and the reason for it. Separate a preference from a deadline. If another purchase depends on this sale, put both transactions on the same plan.
Ask your lender for the current mortgage payout and any applicable penalty. Have your lawyer and tax advisor identify questions that need answering before you commit. The amount a buyer pays is not the amount you have available for the next home.
02The value of your home
Ask to see the homes used in the comparison. Look at their layouts, condition, lots and locations. A sale nearby may be interesting without being particularly comparable.
Review the alternatives buyers can choose now as well as completed sales. Discuss a reasoned value range, an asking price and the circumstances that would warrant a review. A range is an opinion, not a guaranteed result.
03The work before the photographs
List condition and safety concerns first. Have the appropriate professionals assess them. Collect permits, warranties, renovation records and details of any rented equipment.
For presentation work, ask what each job is intended to achieve. Agree on cost, timing and a stopping point. Do not conceal problems with cosmetic repairs; discuss disclosure obligations with your agent and lawyer.
04The marketing agreement
Before signing, read the representation agreement and understand its services, fees, duration, termination terms and any holdover provision. Ask questions while there is time to change the agreement.
Agree on the marketing deliverables, who arranges them and what they cost. Decide how you will review enquiries, viewing feedback and changes in the competition. Keep a clear record of the decisions made.
05The offer in front of you
Read price alongside deposit, conditions, closing, inclusions and any unusual terms. Ask which deadlines apply, what remains uncertain and what happens next under the proposed agreement.

06The final handoff
Keep a calendar of the deadlines in the signed agreement. Coordinate your lawyer, lender and movers. Confirm possession, keys, inclusions and the condition in which the home is to be left.
Review the financial statement with your lawyer and keep the sale documents safely. Ask your tax advisor which records will be needed. Once the keys have changed hands, those records are much easier to find in one folder than in six email threads.
