Make document review part of the plan.

A condominium purchase should include review of the status certificate and related documents by the appropriate professionals. Rules, budgets, reserve fund information, insurance, lawsuits, parking, lockers and pets can all affect the decision.

Do not treat a low fee as automatically good or a high fee as automatically bad. Ask what the fee covers, what it excludes and whether future work is reasonably funded.

Compare the true monthly cost.

Mortgage payment, condo fee, property tax, insurance, utilities, parking, commuting and future increases belong in the same conversation. A lower purchase price can still lead to a monthly cost that feels tight.

For an older building, pay attention to major components and upcoming work. For a newer building, understand warranty, turnover and early-budget questions.

Check the lifestyle fit plainly.

Elevators, visitor parking, noise transfer, balcony rules, storage, waste rooms, amenities, security and pet rules can matter more day to day than a beautiful lobby. Visit at the hours you would live there.

A condo can be a first home, a downsize, a lower-maintenance choice or the wrong compromise. The point is to know which before you sign.
